The 8th Realty Plus Conclave & Excellence Awards 2016 on July 01 at Ahmedabad was the second edition of the awards to be organized by Realty Plus in the city. The discussions among the eminent personalities of realty business followed by the felicitations and awarding of the individuals and organizations of the industry struck an instant chord with the real estate fraternity in Ahmedabad.
Commencing with the lamp lighting, the keynote address by Jaxay Shah, National President Elect, CREDAI and Managing Director, Savvy Infrastructure Pvt. Ltd set the tone for the events to come. “With the amount of money being pumped into the market today, we can say that ‘acchhey din’ for the Indian realty sectors have arrived. Getting unbiased and well researched authentic data is what is needed. A lot of milestones can be achieved by focusing on the goals and missions,” he said. He emphasized on the term WTP – Willingness to Pay and cautioned the developers that apartments fitting the buyer’s budget are the need of the hour and if projects are not designed with affordable ticket size, they may see stagnant sales.
An evening of Deliberations
The Conclave not only played a host to a number of noble ideas and intentions being discussed, but also provided much food for thought to the challenges that the realty sector faces in the country today. Panel discussions and questions and answer sessions on crucial aspects like the challenge of achieving affordable housing for all by 2022 and the RERA apart, the overall sentiment of the realty sector representatives was palpable – i.e. to conceive of effective ways to remove the ‘clearance’ bottlenecks and move ahead to meet the target set by 2022.
Housing for All – 2022 – A Dream or Reality?
Exponents from different realty sector specialisations gathered next on the stage as the talk veered towards achieving the mammoth task of building affordable housing for all by 2022, a topic that has the entire realty sector of the country in rapt attention.
Moderated by Nirav Kothary, Senior Vice President, Head – Industrial Services, JLL India, the panel discussion on ‘Housing for all by 2022: A dream or reality?’ witnessed an involved series of different perspectives by Hiren Gandhi, Founder & Principal Architect, Hiren A Gandhi & Associates, Amit Sahai, Senior Vice President (Sales and Marketing), Somany Ceramics Ltd., Bhushan Avastthi, Associate Director, AEC – Hi-Tech iSolutions LLP, and Nilotpol Kar, Business Director, South Asia, BASF India Ltd.Architect Gandhi pointed out that the government byelaws and regulations need to improvise to keep pace with changing times. Avsatthi strongly recommended the use of technology in all spheres of project development to make construction cheaper and project affordable. and said that India could take cue from UAE.
RERA – A step towards an industry status?
The second panel discussion on “RERA: A step towards an industry status?” was moderated by Sudhir Nair, Director, CRISIL Real Estate Ratings.
This view-evoking discussion included the viewpoints of the likes of J S Augustine, Chief – Innovations & Strategies, Nirmal Lifestyle Ltd., Kavita Krishnan, News Head, Magicbricks NOW, Rocky Israni, Managing Director, PACIFICA Companies, Solicitor Paresh R Jani, Proprietor, Jani& Sons, and Sunil Parekh, Corporate Advisor, Zydus Group. Israni was critical of the fact that government agencies were not made more accountable leaving all liabilities on the developers, Augustine felt that escrow arrangement may cause liquidity crunch for the developer and may encourage cash transactions. Solicitor Jani however expressed satisfaction on the introduction of RERA as it would help curb malpractices though agreeing that it needed to undergo few revisions. “The bill is already under reconsideration for improvements,” he stated.

Realty conversations apart, the Conclave also honoured the contributors from different fields of real estate sectors through its signature Scroll of Honour – an acknowledgment from ‘Realty Plus’ to stalwarts from the real estate sector of Gujarat for their excellence and exemplary contribution to real estate industry. The Realty Plus Excellence Awards 2016 acknowledged the hard work of those who have worked dedicatedly towards creating landmark real estate projects. Honouring the outstanding achievements in developing infrastructure facilities and promoting state of the art designs and architecture, the Realty Plus Excellence Awards were presented to the Developers, Interior Designers, Architects, Property Advisors, IPCS/Brokers/Realtors and Real Estate Media of Gujarat.

The 8th Realty Plus conclave & Awards 2016 was the second edition to be held in Ahmedabad. After an immense positive response last year, this year’s conclave & awards were even bigger and better. The event saw the leaders and opinion makers of Gujarat real estate attending the show.
Jaxay Shah President while expressing optimism for the future also, spoke about the encouraging developments in the real estate industry. “The forums like these are an important meeting platform for the real estate sector stakeholders to come together and discuss the challenges facing the industry. Therefore, my address to the gathering is always an informal expression of thoughts without going into facts and figures,” he said.
Architect Hiren Gandhi felt, events like these are needed more in tier-II and III cities for spreading awareness and to encourage collective effort on part of everyone involved in the business of construction. He said, “Realty Plus conclave and awards was one of the most professionally conducted seminar and felicitation programme. The topics for discussion were very relevant and the line-up of speakers was impressive. I look forward to attending many more similar events from Realty Plus.”
J S Augustine especially came from Mumbai to be part of the Realty plus conclave in Ahmedabad. He expressed satisfaction at the professional conduct of the event and congratulated the Realty Plus team for highlighting the most relevant topics of the realty sector.
Bhushan Avsatthire marked, “Real estate sector has always been a late adopter o technology when compared to other sectors. Realty Plus did a great job in bringing the technology aspect to the discussion on affordable housing. I wish to be part of the Realty Plus other events as well and would like support them in all the ways as needed.”
Architect Prul Zaveri commended the informal approach of the event that motivates everyone to join in the discussion. She pointed out, “I wish the developers would also consider traditional building systems in their projects that would lead to much more sustainable and environment sensitive construction.”
Solicitor Paresh Jani, the veteran legal professional of Gujarat and one of the panelists at the conclave too was impressed by the high level of the content of the panel discussions and the gala awards ceremony afterwards. “The reputable builders are doing a good job but, the discussion on RERA that was held at this event again emphasized the need to regulate the industry. I would be more than happy to collaborate with Realty Plus for such future conclaves,” he opined.
Shri Veljibhai Sheta,especially took time out to attend the awards night and felicitate the winners. Addressing the audience he praised the efforts made by the Realty Plus team in putting up such a grand show. He said, “I would like to congratulate the Realty Plus for organizing such an event that brings together the community to cheer their members who have done good work and also to expose the Gujarat real estate sector to newer ideas and trends.”
