Pimpri Chinchwad civic body declares MahaRERA-registered project ‘unauthorized’
The Pimpri Chinchwad Municipal Corporation (PCMC) has revoked the building plan and declared unauthorized a MahaRERA-registered project at CharholiBudruk on Alandi road, much to the worry of 100-125 people who had invested in it.
The civic body said the builder had produced false documents to get the building plan sanctioned. The building permission was first cleared by the PCMC in 2015.
The civic body cleared the revision plan in 2017. The PCMC authorities have now told residents of the project, Eco Park, to take up the issue with the developer as well as the Maharashtra Real Estate Regulatory Authority (MahaRERA).
The project, which was registered with MahaRERA in 2017, came up before the PCMC authorities following a complaint by a local resident for the construction encroaching his property. PCMC officials said a re-survey was done and it was found that the documents initially produced by the developer were “incorrect”.
“The entire building permission had to be cancelled because the measurements submitted for the plan sanction were false. The residents can take up the matter with MahaRERA and the developer,” PCMC commissioner Shravan Hardikar told media.
He added that a “stop work” order has been issued and the developer asked not to sell any of the flats in the project.
Developer Dinesh Patel, on behalf of Delight Developers, said, “We are law abiding citizens and we have followed the law in letter and spirit. We have full faith in judiciary and will fight our right and for that of our customers.’’
A MahaRERA official said the project was registered as per the plan sanctioned by the local authority.
MahaRERA secretary Vasant Prabhu said, “If the project is registered with MahaRERA, the PCMC has to report to us for cancelling it. The affected residents can also approach MahaRERA.”
Real estate analyst Niranjan Kelshikar said there was always a doubt about the reliability related to registration of real estate projects. “Where’s the guarantee of security it provides to the consumers?” he asked.
